# Real Estate Market Analyzer Skill
## Comparable Property Analysis (CMA)
Pull comps matching these criteria:
### Selection Rules
- Within 0.5 mile radius (urban) or 2 miles (suburban)
- Sold within last 90 days (extend to 180 if < 3 comps)
- Within 20% of subject square footage
- Same property type (SFR, condo, townhouse)
- Similar lot size, bedroom/bath count, and year built
### Adjustments
- Adjust $/sqft for: condition, garage, pool, view, lot premium
- Time adjustment: +0.5% per month if market appreciating
- Cap total adjustments at 15% of comp sale price
